Before you put your home on the market set the stage for success.

Create a great first impression

  • Get off to a good start by welcoming buyers with a tidy exterior. You only get one chance to make a good first impression.
  • Mow the lawn, trim the hedges, rake the leaves or shovel the snow. Remove unsightly garbage and clutter
  • Wash windows, clean and repair any obvious damage to the siding, gutters, down spouts and so on.
  • A tidy walkway and freshly painted front door welcome prospective buyers to your home.

Declutter

  • You want prospective buyers to see the space clearly so they can imagine how they would fit in and use it.
  • Get a head start on your packing, put things away that you don't need in the near future.
  • Consider storing furniture that takes away from the feeling of space in your home.
  • Collections, momentos and knick-knacks can over power prospective buyers and may cause them to miss otherwise pleasing features of your home.
  • Clear away any unnecessary kitchen appliances, gadgets and so on . Kitchens sell houses so make sure yours is at its best.

Spruce it up

  • A clean home creates a positive atmosphere.
  • Do a thorough top to bottom clean including counter surfaces, fixtures and windows.
  • Remove carpet stains and floor markings and shampoo carpets if needed.
  • Storage areas in basements and closets are important selling features. Buyers must see the potential.
  • Dust the hotwater tank, furnace,washer, dryer vacuum canisters etc and wash concrete floors.

Maintenance and Repairs

  • Ensuring your home is in complete working order assures prospective buyers that they are making a sound investment in a home that has been well cared for.
  • Repair leaky faucets, burned out light bulbs, noisy furnaces and air conditioning, broken windows and dysfunctional appliances. Replace cracked switch plates or vents.
  • Make sure locks are in good repair.

New is Nice

  • Buyers are looking for a new home, so give them a sense of newness.
  • A fresh coat of paint, a new area rug, crisp linen and dry cleaned drapes require a fairly small investment for the potential return.
  • Replace bold colours with neutral shades that would fit into anyone's taste.
  • Subtle styles have wider appeal.

Creating the Buying Atmosphere for Showings

  • Turn on lights and open drapes
  • Light a fire in the fireplace when the season requires it.
  • Play quiet background music
  • Make sure pets are outdoors or away.
